What a 3-bed house move actually costs in Blacktown

Search "removalist Blacktown" and the ads will race each other to the smallest number, usually a tiny half-hourly teaser with the real conditions in the fine print. Here's the honest version of the maths, including ours.

Hourly billing, in one paragraph

Almost all local moving in Sydney is charged by the hour: a rate for the crew and truck, multiplied by how long your move takes. That means every quote has two halves, the rate and the hours, and a quote that only talks about the first half isn't a quote, it's bait. A low headline rate with slow hours costs more than an honest rate with a crew that hustles.

The third mover on a house move isn't a luxury, it's the maths: one person stays in the truck stacking while two carry, so the truck never stands idle. A bigger crew at a higher rate regularly finishes cheaper than a smaller crew at a lower one.

What decides your hours

Two identical-sounding "3-bed houses" can be hours apart. These are the levers, in the order they usually matter:

  • Packing. The single biggest one. A fully boxed house loads in a rhythm; a half-packed one loads in negotiations. If packing's behind, tell us honestly and consider the packing crew for the kitchen at least.
  • Access at both ends. Where can the truck legally stand, and how far is the carry from tailgate to door? A driveway load beats a 60-metre kerb carry by a lot. On small-lot new builds, the driveway question is the first thing we check.
  • Stairs. Internal staircases at the new place, external at flats. Stairs don't scare us, but they're real minutes per item. The double-storey guide covers how we keep them quick.
  • The garage, shed and roof space. The classic Blacktown surprise. Fifty years of accumulation is a second, invisible bedroom count. Walk us through it before we quote and the estimate will hold.
  • Distance between addresses. Local is local: Seven Hills to The Ponds is about 20 minutes of the clock. We tell you the drive time up front rather than hiding it.

A worked example, labelled as one

A packed, ready 3-bed house with decent access at both ends often lands in the region of 5 to 8 hours door to door. At the 3-mover rate, 5 hours is $1,750 of maths and 8 hours is $2,800. That's arithmetic, not a quote: your access, your packing and your garage move that number, which is exactly why we ask about them before giving you a real estimate for your place.

The estimate promise: when we quote your hours, we quote them to be right, not to win a comparison table. If the day is tracking to run past the estimate for a reason we should have caught, that's a phone call from us as it develops, not a surprise line at the invoice.

Five questions that expose a teaser rate

Ask these of anyone you're comparing, including us. An honest operator answers all five in writing without flinching:

  1. What is the full hourly rate, all-inclusive? Not the headline. The number the invoice will actually multiply.
  2. When does the clock start and stop? Depot to depot, door to door, or something else? Whatever the answer, it belongs in the written quote.
  3. Are there any extras at all? Fuel levies, stair charges, heavy-item fees, weekend loadings, card surcharges. "None" and "here's the list" are both acceptable answers; discovering one on the day is not.
  4. What happens if my settlement date moves? The Blacktown question. Ours: the booking moves with it, no fee, no drama.
